Could buying your own home be closer than you think?

If you’re currently renting but would like to own a home one day, you might assume that you need a large deposit or that getting a mortgage is still a long way off...

However, it could be worth finding out what options are available to you, and as of now, you may have more available options than you think!

Some mortgage lenders are placing greater weight on a strong and consistent rental payment history when considering whether someone may be able to afford a mortgage. In some cases, lenders may look at the rent you already pay each month and compare this with the potential monthly repayments on a mortgage, something which many tenants have been waiting to hear for a long time!

For tenants who have been managing their rent and other financial commitments reliably, this could mean that buying a property is closer than they think!

Could this apply to you?

It may be worth having a conversation about your options if you:

  • Have paid your rent reliably
  • Have a stable income
  • Have kept up with other credit commitments
  • Haven’t owned a property recently
  • Have a small deposit, or only limited savings towards one
  • Or, you just want to know more and discover your options!

A large deposit isn’t always essential either. Depending on your individual circumstances and the lender’s criteria, low-deposit mortgage options may be available, and, in more limited circumstances, there may even be options that do not require a deposit.

Not sure where to start? We’re here to help.

Mortgages can sometimes feel complicated, particularly if you’ve never bought a property before. The good news is that you don’t have to work everything out on your own.

Mortgage Matters is part of the Arun Estates group, meaning they work alongside our agents in Wards, Cubitt and West, Douglas Allen, and Pittis, and our mortgage advisers are here to help you understand what may be possible.

An adviser can take a look at your individual circumstances, talk you through the options that may be available and help you understand whether buying your own home could be realistic for you.

Even if you’re not ready to buy immediately, having a conversation now could give you a clearer idea of where you stand and what steps you might need to take next.

There’s no pressure and no commitment to apply for a mortgage – it’s simply an opportunity to find out more, and the best part, we could have you mortgage ready in just 20 minutes!
